The Listing Agent will control all details in selling your home under Seller instructions. All enquiries will be directed to the Listing Agent and conjunctional arrangements with other Agents will be supervised to make sure that the Sellers’ wishes are carried out. It is a comfortable way to market your property as you only deal with one person. All advertising, home opens and conjunctional arrangements would be handled by the listing agent. |

This is our preferred method of listing which can ONLY be offered by a REIWA Multilist Member. This is an extension of Multilist whereby Exclusive listings can be included into the Multilist System but still maintain confidentiality of an exclusive authority agreement. A secure key is usually kept in the office and all enquiries will be directed through the listing agent. The property will appear in the Homebuyer Magazine and on the REIWA website. |

It is similar to the above method, except all agents may contact the owner directly before bringing prospective buyers to the property for inspections. A key is usually left on site in a security lock box for access in absence of the owner. This method does sometimes worry owners, having to deal with so many agents, but every person who can help sell your home should be given a chance. This method achieves this for you as well as promoting your property in the Homebuyer Magazine and the REIWA website. |

This form of marketing is quick and decisive and is suited to select properties where it is difficult to establish a market price, where a property is in great demand, or where a quick sale is required. Care must be taken in setting the reserve price based on the individual situation. A more intensive advertising campaign is employed and the costs are met by the Seller. As the Auction date and home open times are set in advance, it minimises the disruption to home life and ensures that the property reaches the maximum price available in the current market. More and more properties are going to Auction now, as Sellers realise their impact. |
