There are three types of buyers in the market at any one time and it is our job to attract the one buyer who will pay you the best possible price.
Firstly there is "The Bargain Hunter" who will buy a property based upon price not location etc and will not buy unless they think they are paying less than the property is worth.
"This buyer is always available but he won't be getting a bargain off you"
The next buyer is what we call the most "Probable Buyer" and this is the average buyer who checks out all properties available and then decides which one is the most suitable.
"This buyer doesn't always buy on price alone"
The third is the best buyer for any property sale and we call this buyer "The Heart Buyer". This is the buyer who buys your property relying on emotions as the major buying influence.
"Every marketing campaign is looking for the Heart Buyer"
"How do you price my home?"
By comparing it to other homes recently sold, still for sale or withdrawn from sale due to lack of willing buyers at the price asked.
"We'll ask a high price but listen to offers”
Unfortunately the wrong buyers may be viewing your property. They will be expecting more as the price suggests and the property will suffer by comparison with the competition. They won't make an offer, they'll buy elsewhere. |
